3 – 5 acres typically supports 50,000 – 80,000 net rentable sq ft of single-story. Smaller infill sites work too but project economics get tighter.

Do you build the office and the gate?

Office shell yes; gate and access-control specialty equipment is a separate trade we coordinate with.

Can you do conversion of an existing warehouse to mini-storage?
